With all these fantastic grants, incentives and schemes being released by both the National and State Governments, I thought it was time to get them all down in one place so you can see what you may or may not be eligible for!  Here’s my State by State breakdown of all the property goodness well within your reach, right now!

NSW

1. First Home Owners Grant*: $10K
2. Stamp/Transfer Duty*: $0
3. HomeBuilder Grant*: $25K

CONDITIONS

• FHOG: Buying new home $600K limit. Building new home $750K limit.
• Stamp/Transfer Duty: Home value up to $650K.
• HBG: New home builds and renovations. New home up to $750K. Reno $150K to $750K. Income and property value dependent.

NSW Grants and Schemes

 

VIC

1. First Home Owners Grant*: $10K
2. Stamp/Transfer Duty*: $0
3. HomeBuilder Grant*: $25K
4. Regional VIC*: $10 – $20K

CONDITIONS

• FHOG: For homes valued at less than $750K
• Stamp/Transfer Duty: Up to $600K value, discounted rate applies up to $750K.
• HBG: New home builds and renovations. New home up to $750K. Reno $150K to $750K. Income and property value dependent.
• Regional VIC: $20K
• Metro VIC:  $10K

VIC Grants and Schemes

 

QLD

1. First Home Owners Grant: $15K
2. Stamp/Transfer Duty: $0
3. HomeBuilder Grant*: $25K

CONDITIONS

• FHOG:  $15,000 towards buying or building your new house, unit or townhouse (valued at less than $750,000).
• Stamp/Transfer Duty:  No transfer duty if you are eligible to claim a first home concession and the value of the home is less than $500,000.
• HBG: New home builds and renovations. New home up to $750K. Reno $150K to $750K. Income and property value dependent.

QLD Grants and Concessions

 

NT

1. First Home Owners Grant: $10K
2. Stamp/Transfer Duty*:  Discounted
3. New Home BuildBonus Grant: $20K
4. HomeBuilder Grant*: $25K

CONDITIONS

• Stamp/Transfer Duty: Up to $18,601 off Stamp Duty depending on your circumstances.  Must be your PPR.
• HBG: New home builds and renovations. New home up to $750K. Reno $150K to $750K. Income and property value dependent.

NT Grants and Discounts

 

WA

1. First Home Owners Grant*: $10K
2. Stamp/Transfer Duty*: $0
3. HomeBuilder Grant*: $25K
4. Building Bonus Package Grant*: $20K

CONDITIONS

• FHOG: Maximum house value $750K south of the 26th Parallel, eg. Perth metro, or $1M above the 26th Parallel, eg. Broome.
• Stamp/Transfer Duty: For properties valued at $430K or less, discount rate applies up to $530K.
• HBG: New home builds and renovations. New home up to $750K. Reno $150K to $750K. Income and property value dependent.
• BBPG: Enter into contract to build a new home on vacant land or enter into off-the-plan contract to purchase new home as part of a single-tier strata scheme.

WA Grants and Concessions

 

SA

• First Home Owners Grant: $15K
• HomeBuilder Grant*: $25K

CONDITIONS

• HBG: New home builds and renovations. New home up to $750K. Reno $150K to $750K. Income and property value dependent.

SA Grants

 

ACT

1. Stamp/Transfer Duty*: $0
2. HomeBuilder Grant*: $25K

CONDITIONS

• Stamp/Transfer Duty: Income assessed.  Household lower than $160K.  Off-the-plan builds, new land.  
• HBG: New home builds and renovations. New home up to $750K. Reno $150K to $750K. Income and property value dependent.

ACT Home Buyer Concessions

 

TAS

1. First Home Owners Grant*: $10 – $20K
2. Stamp/Transfer Duty*:  50% Discount
3. HomeBuilder Grant*: $25K

CONDITIONS

• FHOG: New homes until 30 June 2021, $10K thereafter and for existing homes.
• Stamp/Transfer Duty:  First home buyers of established homes, dutiable value of $400K or less OR Pensioners downsizing.
• HBG: New home builds and renovations. New home up to $750K. Reno $150K to $750K. Income and property value dependent.
